Federal Realty is seeking an Associate Asset Manager to be based out of the company’s North Bethesda headquarters office. Reporting to the Senior Vice President, Regional Finance and Portfolio Management, this position will be a financial and operating partner with Asset Management, Leasing, Development, Tenant Coordination, Property Management, Marketing, Finance, Accounting, Collections and Lease Administration to provide day-to-day input and direction to maximize value creation from the regional portfolio consisting of over six million square feet of commercial GLA, 1,500 residential units and 177 hotel rooms located in primarily in Montgomery County, Maryland with additional assets in Florida, Illinois and Washington, DC. The portfolio is made of open-air shopping centers and mixed-use communities and includes such notable assets as Pike & Rose, North Bethesda, MD and Bethesda Row, Bethesda, MD.
Responsibilities
- Will have primary responsibility for a specific geographic set of properties' assets as well as portfolio-wide responsibilities to maximize value creation from the properties
- Develop and execute strategies to strengthen the competitive position of the property to gain market share, including evaluating economic and demographic trends, market research, and submarket competition to maximize property performance
- Develop business plans in conjunction with the annual operating and capital budgets to maximize property returns on invested capital
- Provide strategic advice to leasing, development, asset management and property management to drive revenue through attracting and retaining tenants and identifying operational efficiencies
- Work with financial analysts and corporate accounting to lead accurate and clear communication of the portfolio’s performance monthly, quarterly and annually as part of regular internal reporting requirements
- Evaluate financial impact of prospective capital investments, including densification opportunities, redevelopments, property renovations, as well as retail and office leasing deals to maximize value creation; and lead the preparation of Investment Committee memoranda where required
- Lead existing tenant work-out, collection, recapture and other ongoing operating negotiations as required
- Perform regular site inspections together with property managers to assess physical property condition and operational performance
- Coordinate with development and tenant coordination departments to ensure and enforce timely rent commencement
Qualifications
- 5+ years of experience within the commercial real estate industry, retail, multifamily or hotel experience is a plus
- Bachelor's degree in finance, economics, business, or real estate preferred
- Skilled at influencing progress and accountability among large teams in a highly collaborative, consensus-driven environment
- Strong organizational skills with an ability to identify and execute on priorities
- Close attention to detail and accuracy, including review of others’ work
- Understanding of financial concepts (liquidity and profitability ratios, IRRs, NPVs, etc.); familiarity with GAAP preferred
- Excellent interpersonal, verbal and written communication skills required
- Proficiency utilizing Microsoft Office programs, including Excel, required; experience with Argus Enterprise a plus
