Federal Realty is seeking an Associate Asset Manager to be located in the McLean, Virginia regional office. Reporting to the Vice President, Asset Management, this position will be a financial and operating partner with the VP, Asset Management, Leasing Agents, Developers, Financial Analysts and other supporting team members providing input and direction on how to best manage and position assets to achieve maximum value creation. This person is a key member of the team working closely with asset management, leasing, corporate finance, accounting, development, property management, lease administration, collections, marketing, and tenant coordination.

Responsibilities

  • Develop and execute strategies to strengthen the competitive position of the property and gain market share
  • Develop business plans in conjunction with the annual operating and capital budgets to maximize property operating income
  • Develop and implement proactive strategies to resolve property operational, financial, and compliance-related challenges within portfolio
  • Prepare reports relating to individual property performance, problems and work-out strategies, construction, and leasing status
  • Perform regular site inspections to assess physical property condition, compliance, and overall administration
  • Evaluate economic, competitive market, and demographic trends within the portfolio's geographic area, developing and implementing strategies to maximize performance
  • Provide strategic advice and business partnership to asset management and property management on the financial impact of operational activities and proposed initiatives
  • Work with the Financial Analysts and the corporate accounting department to ensure accurate reporting to senior management of the portfolio’s financial performance and forecasts during month-end and quarter-end close for the portfolio
  • Assist in preparation of Investment Committee memoranda
  • Evaluate potential retail and office lease deals to maximize value creation
  • Perform special projects as requested

Qualifications

  • 5+ years of experience within the commercial real estate or retail industry
  • Bachelor’s Degree in finance, economics, business or real estate preferred
  • Demonstrated management and supervisory experience
  • Solid understanding of accounting and financial valuation concepts (financial ratios, IRR, NPV, etc.)
  • Proficiency in Microsoft Office Programs and Excel required
  • Proficiency in Argus a plus
  • Motivated, self-starter with the ability to work with minimal supervision and function in a team environment by effectively communicating and sharing information with people in other departments within the company
  • Excellent interpersonal, verbal, and written communication skills
  • Keen attention to accuracy and detail
  • Highly organized and efficient with the proven ability to handle multiple projects, think creatively and set priorities
