Maintenance Supervisor is responsible for assisting property management with the oversight of the janitorial staff, assigning tasks, and managing preventative maintenance programs to ensure the property is maintained in accordance with Operational and Safety standards at all times. The successful candidate will have the ability to enhance the operational effectiveness by maintaining the integrity and efficient operation of the property.  

Responsibilities

  • Site Maintenance – Supervise vendors, maintenance and housekeeping staff to maintain site properly throughout the day including Site Lighting, Parking Lots, Sidewalks, Landscape areas, Fountain Plaza, West Plaza, Roof Tops, Buildings, Seating areas as designated below and by Property Management.
  • Site Lighting – Maintain all site lighting to ensure proper operation to include: parking lots, decorative, landscaping and service court areas, service corridors and entrances.
  • Sidewalk Maintenance – Maintain sidewalks clean and clear of any trip hazards or liabilities. Schedule pressure cleaning as needed.
  • Trash – monitor compactors, wet dumpsters, corrals and open top dumpsters to ensure working properly, schedule pick-ups and maintain area surrounding clean and clear of any debris or hazards. Report any issues to management or vendor to schedule repairs.
  • Landlord Rooms – Monitor and inspect to ensure roof hatch is properly sealed and that Landlord room is maintained clean and clear of any debris or hazard. Ensure equipment is in good condition, has not been tampered with, signage is appropriate and legible, lighting is working and all required documentation is available. Landlord Room items include: telephone demarcation, sprinkler/main water contral valves, riser panel, fire panels, roof hatch/ladders.
  • Parking Lot Maintenance – Maintain parking lots clean and clear of any debris or hazards. Ensure Parking stops are secure, and rebar is not protruding. Check roads and ramp pavers for any issues, sinking and meet with Management to schedule repairs and replacements as needed.
  • Fountain Maintenance – Check Fountain daily to ensure pump and equipment working properly, signage, water levels and spray appropriate. Schedule monthly cleanings, chlorine tablet and filter changes. Collect Coins and deliver to Management office.
  • Tenant Construction – Assist Property Manager to ensure that Tenant Construction, Contractors and Sub Contractors are following Constructions Rules and Guidelines as all times, following OSHA regulations, maintaining safety and noise guidelines. Any violations to be brought to the attention of GC and Property Manager.
  • Tenant issues – Conduct spot check of Tenant issues as requested to determine if issue is property related or responsibility of tenant with regards to plumbing, roof leaks, HVAC, odors, pests etc.
  • Roof Inspections – Perform Bi-Monthly roof inspections to ensure roofs are clean and clear of debris, Tenant HVAC units and Condensate lines are in accordance with policy guidelines, Scuppers are clear of debris.
  • Landscaping and Irrigation – Notify Management and Landscaping contractor of any irrigations or landscaping concerns.
  • Vacant Spaces – Ensure Spaces are clean, HVAC and Lights are turned off or set at correct temperature, Sinks and Toilets are not running water, flush toilets as needed to ensure trap is filled with water so sewer sulfur gases do not leak into space.
  • Storm Drains, Grease Tanks and Manholes – Conduct periodic checks to ensure flow is good and no solidification or blockage in lines.
  • Site Signage – Ensure all signage on site is free of graffiti, safe and secure, current and make changes as requested. Notify management of any signage in need of repair of replacement. Includes: Street signage, On-mall signage, directionals, banners, parking lot signage, speed limit, tow signs, etc…
  • American Flag – Ensure Property sign is always in good shape and displayed per guidelines. During appropriate Holidays hang flags on decorative lights poles as directed by Management. Report any damaged items to management to replace.
  • Hose Bibbs – Maintain, repair and ensure no leakage from hose bibbs located throughout property.
  • Building Repairs/ Painting – Maintain buildings, service courts, service corridors, bollards, benches, and all painted areas of the center for optimum appearance. Schedule touch ups as needed.
  • Property Maintenance Log – Work with Property Manager to manage and ensure Preventative Maintenance items are scheduled. Track maintenance items and repairs to provide Management with a history of work identifying potential issues or problem areas.  

Qualifications

  • 5+ years related work experience
  • High school diploma or general education degree (GED) required
  • Ability to juggle multiple tasks among a fast-paced environment
  • Must be highly self motivated
  • Possess managerial and problem solving skills
  • Weekend and after hour work required
  • Superior communication, both verbal and written
  • Professional in manner and dress
  • Proficient in Microsoft Word, Excel, PowerPoint, and Outlook
  • Ability to lift up to 50 pounds
  • Ability to walk the entire property several times a day
