Responsibilities

This position reports to the Director of Construction and will handle Federal Realty’s Long Island, New York portfolio.  The Project Manager role is instrumental in the construction, construction administration, and timely opening of Tenants through effective management of budgets and schedules and oversight of architects, engineers, contractors, consultants and other vendors required to coordinate landlord and tenant work. The Project Manager is the liaison between Federal Realty, the tenant and the tenant’s team throughout the planning and construction process, ensuring an efficient project that meets Federal Realty’s standards of excellence.  This role requires the ability to draft and review construction exhibits, read and review plans and specifications, and manage the project from pre-development through lease negotiation and execution, onto preconstruction, design, construction and closeout while efficiently communicating and report to stakeholders, internal and external.  This position requires traveling to the Long Island properties and to meetings as required. 

Qualifications

Experience – We are looking for applicants to have a bachelor’s degree, preferably in Architecture, Engineering, Construction Management or equivalent experience, and have a minimum of 4-7 years prior experience working with either a real estate developer, general contractor or in a construction management role overseeing retail improvement projects.  Competence in budgeting, scheduling, and delivering quality projects within time and cost constraints is required.

 

Communication – Strong written and verbal communication skills are required.  Interaction and oversight of architects, engineers, contractors, consultants and other vendors is essential in this role, and applicants should be effective communicators able to handle challenging situations.  Collaboration with Leasing, Legal, Operations, Development, Finance, Accounting and other Federal staff is crucial, and the considered candidate must be able and willing to be a team player. Any considered applicant must be well organized and an effective communicator that is able to direct and motivate the project stakeholders.

 

Qualities – Project Management for Federal requires excellence in speed to market, design oversight, quality control and project delivery.  This team member must be willing to do what is required and necessary as needed to ensure the success of the project.  A successful candidate will be able to manage several projects in different stages of construction, ranging in size and complexity.

 

Tech – Computer skills, including Project, Excel, Word, Outlook, Zoom, Acrobat, Bluebeam, etc. are essential to this role.
